Bridging loans provide short-term property finance while you wait for a sale, refinance or development milestone. Interest, arrangement fees and security terms differ from long-term residential mortgages, so compare products against your scenario — not against a 25-year fixed deal card.

Most lenders expect a clear, evidenced exit strategy before they will lend. Without one, bridging is usually unsuitable.

Exit strategy matters

Sale, refinance onto longer-term finance, or another evidenced repayment source must be realistic within the bridge term. Select your exit in the finder before viewing products.
