Viewing

Secured assets can be at risk

A dedicated secured business loan pledges specific collateral. Those assets may be claimed or sold if repayments are not maintained. A personal guarantee is a separate liability and is not implied by the word “secured”.

How to compare secured business loans

01

Collateral at risk

Check exactly which assets are pledged and who owns them.

02

Personal guarantee

Security does not remove personal liability unless the lender says so.

Read the rate with its period, plus arrangement and early-repayment costs.

Secured business lending is subject to status, affordability and acceptable security. Pricing, fees and eligibility are taken from lender disclosures and may change. Monthly rates are not converted into APRs. Personal guarantees may still apply alongside asset security. Always confirm current terms on the provider’s website.

Security

What assets can secure a business loan?

Not every lender accepts every asset type. Confirm accepted security with each provider.

Commercial property

Business premises or investment property where accepted.

Machinery

Plant, machinery or production equipment.

Vehicles

Commercial vehicles where accepted.

Equipment

Business equipment with suitable value.

Inventory

Stock or inventory where the facility supports it.

Receivables

Eligible receivables in certain asset-backed structures.

Other business assets

Acceptable security varies by lender.

Fixed charge

Security attached to a specific asset, such as property or machinery.

Floating charge

Security over a changing pool of business assets, often documented through a debenture.

Security documents can be complex. Review the lender’s terms and consider professional advice where appropriate. This is not legal advice.

How secured lending typically works

  1. Step 1

    Business applies for finance

  2. Step 2

    Lender assesses the business

  3. Step 3

    Suitable security is identified

  4. Step 4

    Asset may be valued

  5. Step 5

Loan terms and security documents are agreed

  6. Step 6

    Funds are released

  7. Step 7

    Business makes repayments

If repayments are not maintained, the lender may be able to enforce the agreed security.

LTV

What does loan-to-value mean?

Loan-to-value (LTV) compares the amount borrowed with the lender’s assessed value of the asset used as security.

Illustrative example only

Asset value
£500,000
Loan
£300,000
LTV
60%
  • • Lower or higher LTV can affect pricing and availability.
  • • Valuations may differ from purchase price.
  • • LTV criteria vary by lender — not standardised.

Suitability

Who might consider a secured business loan?

Use this as a starting point — not a guarantee of eligibility or suitability.

May be worth considering if

  • You have suitable assets available as security
  • You need a larger borrowing amount
  • You want a longer repayment term
  • You are financing property, equipment or long-term expansion
  • Your business has established cash flow
  • Secured terms are more competitive than unsecured alternatives

May be less suitable if

  • You do not have acceptable security
  • You are uncomfortable putting business assets at risk
  • You only need small short-term borrowing
  • Valuation / legal costs would be disproportionate
  • Repayments would strain cash flow
  • Asset finance would better match the purchase

Personal liability

Can a secured loan also require a personal guarantee?

Yes. Security over business assets and a personal guarantee are separate concepts. A lender may require one, the other, or both.

Personal guarantee

An individual, often a company director, may become personally responsible for some or all of the debt if the business cannot repay — even when business assets are also secured.

Check the scope, limits and terms carefully before signing. This is not legal advice.

Compare loans

Secured or unsecured business loan?

Neither option is universally better — compare security, cost, term and personal liability. Secured is not always cheaper.
