Choosing a LISA

Cash or Stocks & Shares Lifetime ISA?

Cash Lifetime ISA

  • Holds cash rather than investments
  • No investment-market risk — interest rate may still change
  • May suit shorter first-home timelines
  • Inflation can reduce real purchasing power

Stocks & Shares Lifetime ISA

  • Holds eligible investments
  • Capital is at risk — value can rise or fall
  • Usually more suitable for longer horizons, including later-life access from age 60
  • Charges reduce returns over time

Neither option is universally better. Consider when you expect to need the money and whether you are comfortable with investment losses.

Eligibility & goals

First home or later life?

Usually open between ages 18–39. Contributions and bonus normally stop from age 50; charge-free later-life access is normally from age 60. Overall adult ISA allowance for 2026/27 is £20,000 — see the ISA hub.

First home

  • You plan to buy your first home within the next few years
  • The property is likely to be valued at £450,000 or less
  • You can meet the minimum 12 months account-holding period before a charge-free withdrawal
  • A Cash LISA may reduce short-term value swings while you save
  • You must meet first-time buyer rules under current government definitions.
  • The property must be within the current qualifying price limit (£450,000 or less).
  • The LISA usually needs to have been open for at least 12 months before a charge-free withdrawal.
  • Funds normally pass through a conveyancer or solicitor; the property should be intended as your main residence.

Later life

  • You are saving for retirement and can wait until age 60 to access funds without a charge
  • You have a longer time horizon and may accept investment risk for growth potential
  • You want to add a tax-free wrapper with a government bonus alongside pension saving
  • You understand contributions and the bonus usually stop from age 50

Government bonus

How the Lifetime ISA bonus works

Current rule · 2026/27. Eligible contributions receive a 25% bonus (max £1,000 on the £4,000 annual LISA limit).

  • Your provider typically claims the bonus — timing varies (monthly or annually).
  • The bonus forms part of your Lifetime ISA balance; investment LISAs may invest it once received.
  • Government bonus rules may change in future tax years.

Illustrative example based on current rules

Contribute £800 → government adds £200 (25%) → total £1,000 before growth, interest or charges.

Withdrawals

Understand the Lifetime ISA withdrawal charge

Withdrawals that do not qualify under Lifetime ISA rules generally face a 25% withdrawal charge. Because the charge applies to the amount withdrawn after the government bonus has been added, you can receive back less than you originally contributed if there has been no investment growth.

How Lifetime ISA transfers work

  1. Step 1

    Choose a new Lifetime ISA provider

  2. Step 2

    Ask the new provider to start the formal transfer

  3. Step 3

    Existing provider sends cash and/or investments

  4. Step 4

    New Lifetime ISA receives the transfer

  • Use the formal LISA transfer process. Moving money out of a Lifetime ISA into a non-LISA account can have different consequences and may trigger the withdrawal charge.
  • Transfer times and in-specie support vary by provider — fees may apply.
  • Transferring into a Lifetime ISA from another ISA type still counts towards the annual Lifetime ISA contribution limit under current rules.

Protection

How Lifetime ISA protection differs

FSCS does not work the same way for every Lifetime ISA balance. Eligible deposit protection (currently up to £120,000 per eligible person, per authorised firm) is not the same as protection against investment-market losses.

Cash LISA

Eligible cash deposits may receive FSCS deposit protection subject to current eligibility and limits (currently up to £120,000 per eligible person, per authorised firm). Confirm the banking licence.

Stocks & Shares LISA

FSCS may apply in certain firm-failure circumstances. It does not protect against normal investment losses or market falls.
